Building Science

The goal of modern day building science is to improve building performance and reduce operating cost. In addition, solutions put forth by Pinchin personnel to address a building owner’s needs are practical, specific for the building in question and more importantly are tailored to the Owner’s budgetary restraints and long term planning for the building.

Traditionally, structural systems, exterior cladding, roofing, glazing, and environmental systems were not thought of as interactive components within a complete building system. Pinchin Environmental’s Building Science Specialists examine these relationships during the analysis and evaluation of a building’s overall performance.

Our specialists are trained to make recommendations based on visual inspections, diagnostic testing, and monitoring, thus providing the Owner with a thorough project evaluation for the various components of the building. These examinations, analyses and evaluations are the foundation for well developed, easily manageable and economically sound programs for corrective building maintenance.

The success of any repair program is based on:

  • the establishment and definition of the “priority of need for maintenance” for each building component “Can the repair procedures be successfully coordinated and the monies effectively allocated?”
  • The condition of each building component must be known before the need and extent of repairs and maintenance can be determined, as well as the associated costs.

In addition, solutions put forth by Pinchin personnel to address a building owner’s needs are practical, unique and inherent to that building and more importantly are tailored to the Owner’s budgetary restraints and long term planning for the building.

Technical Services offered by Pinchin can be divided into essentially three categories:
