A Phase I Environmental Site Assessment (ESA)

A Phase I Environmental Site Assessment (ESA) determines the environmental condition of a site based on an examination of past and current practices and activities. Phase I ESA may be carried out as a condition of property sale, transfer or financing or to identify actual and potential site contamination.

CSA Standard Z768- 01 (November 2001), Phase I Environmental Site Assessment has been incorporated into the Phase I procedures used by Pinchin Environmental. If required, Pinchin can modify the Phase I ESA to include specific client requirements or needs.

All Phase I ESAs include detailed recommendations regarding findings and any necessary additional investigations. Pinchin offers consistent, accurate and rapid Phase I ESAs. Our national staff and locations allowed Pinchin Environmental to perform 130 Phase I assessments for a single client in less than a month.

Phase II Environmental Site Assessments

Phase II Environmental Site Assessments are carried out to characterize in greater detail the environmental condition of a site, usually as a result of recommendations submitted in the Phase I ESA report.

CSA Standard Z7769-00, Phase II Environmental Site Assessment has been incorporated into the Phase II procedures used by Pinchin Environmental. Samples of surface and the sub-surface soil, surface water, groundwater and other material on the site are collected and analyzed for contaminants related to current or past site activities.

Strict quality assurance/quality control protocols are followed to ensure the accuracy and precision of analytical data. The analytical data is then evaluated and assessed in the context of relevant environmental legislation regulations, guidelines or specific client requirements to determine the need for remediation, to assess remediation options and prepare cost estimates. Senior environmental personnel at Pinchin are always involved in the interpretation of the data. Our reports are clear and intelligible to a non-professional reader.


Environmental Risk Assessment

Pinchin has been involved in a number of site-specific Risk Assessments for real estate properties, complying with the requirements of the Guideline for Use at Contaminated Sites in Ontario and other standards. Our team of hydrogeologists, toxicologists, and engineers have worked closely with property owners to develop appropriate risk management strategies. With our experience completing Records of Site Condition, we are well prepared to handle the most challenging risk assessment assignments.
