To assist the property owner or manager in the safe handling and control of the ACM (asbestos containing materials), as required by most provincial regulations, HMIS Online provides information in a manner that cannot be matched by ordinary database or spreadsheet software packages. In addition, HMIS generates priority lists detailing remedial abatement that can be modified to suit local regulations and client needs or preferences.

HMIS Online features the unique ability of allowing the user to simply click on any area of a building plan and view a list of the ACM in that area allowing clients to independently reassess the condition of the ACM used in the construction of their buildings.

With Ontario Regulation 278/05 (Designated Substance -Asbestos in Construction and in Buildings and Repair Operations) becoming effective on November 1, 2005, Ontario building owners and managers face serious and difficult new requirements for asbestos surveys and management.

Firstly the required sampling frequency has rendered most existing surveys invalid without additonal samples. Existing surveys with inadequate sample numbers are not grandfathered. 

In addition the new regulation will require extensive sampling of non-friable Asbestos-Containing Materials (ACM) in advance of any disturbance of the materials by renovation or maintenance work. By November 2007 your buildings will require a record of all ACM. This record will require that all asbestos-suspect materials be tested, identified as friable or non-friable and that its location be identified. These products have to be re-assessed at least annually from this time forward.

Pinchin Environmnetal has developed and used our Hazardous Materials Inventory System (HMIS) successfully in house and for a number of clients since 1990. While some other computer based inventories have come and gone, this system has been widely used, tested and supported. Literally, millions of square feet of buildings and industrial plant surveys are now managed in this system. 

Although the new survey requirements of O. Reg. 278/05 will cause major costs to building owners, the use of the Pinchin web-based HMIS on-line system will provide a complete, user-friendly and easily updated survey method which will permanently solve your problems of tracking and managing ACM.
